5 Reasons to sell this Spring

Spring has always been a great time of the year to sell. Here are five reasons why;

1.Buyer activity is strong

Selling in Spring offers vendors a greater audience as buyer activity is strong, the weather is warm, gardens are green and homes are looking their best. Additionally, research has shown buyers have higher intent and are more willing to invest time inspecting a range of properties.

Demand is evident, as advertised stock levels are being absorbed faster than fresh stock is being brought to the market. As we have led into Spring, our network is averaging 10 people per open home across Sydney and the Southern Highlands.

2. Competition creates momentum

Traditionally in Spring we see a lift in the number of listings on the market, buyer confidence and willingness to purchase are elevated with this. In particular, auction campaigns create a sense of urgency and an electric atmosphere with fierce competition.

Of the 53 properties scheduled to go to auction across the network in August, 44 transacted within the month, a clearance of 83%, and we have over 60 Auctions already booked for September.

3. The vibe is right

As we come out of winter, the days get longer and consumer confidence is more energetic. The mindset is positive, and buyers are more open and complimentary of homes they are inspecting.

4. Buyers have a deadline

As we progress through the second half of the year, buyers and sellers who plan on transacting before Christmas have a defined deadline.

Across our network, we have buyers who have recently missed out on properties and are willing and ready to transact now. Our centralised database means we can target these qualified buyers across regions quickly.

5. Interest rates are at record lows

The Reserve Bank of Australia announced in early September that the cash rate will be held at 0.25 per cent. A vote of confidence in the economy, creating favourable conditions for buyers to borrow and make a move in the real estate market.

Historically, bricks and mortar is a safe investment and relatively insulated to external economic conditions.
